Cardinal Ridge assesses a $1000 startup fee to new residents per our Rules & Regulations.

The startup fee is for Cardinal Ridge's Reserve Fund.

Cardinal Ridge uses Clark Simson Miller (CSM) as a financial management company.

JoAnne O'Connor, Esq., our board secretary, manages the settlement documentation including:

• Seller Dues Balance Verification

• Buyer $1000 Startup Fee

Below are the closing costs:

• Regular closing with 1-2 weeks notice: $200

• For each update (if closing is delayed): $100

• Less than a week before closing: $275

The payment of closing costs is settled between the buyer and seller at the time of closing.
